Tenant selection
 

Our stringent selection process ensures that the risk to your property is minimised by only approving tenants that have met our criteria. Once the application tendered is approved, we will contact you, the owner, before finally approving the tenant. Our tenant selection process includes:-
 

A personal interview
 

Proof of identity – drivers licence or passport

Obtaining written references from previous Lessors and Agents regarding rental history.

Tenancy Information Centre of Australasia (TICA) report regarding any default history by tenants on their database.

Assessment of ability to pay rent by confirming employment and/or other sources of income.
 

Contacting personal references to gain character references.

This information is sourced by requesting the tenant to complete a Real Estate Institute of Queensland Tenancy Application Form. These checks are the most stringent allowable by law under the Privacy and Anti-Discrimination Acts. Once this process is completed all information is given to you, the Landlord to make the final decision on suitability of the tenant (unless otherwise specified).


Your Rights & Responsibilities as a Lessor

It is important that both lessors and tenants understand their rights and responsibilities during the tenancy which they are bound to comply with by law.


Lessors Rights
 

  • Tenants must pay the rent as outlined in the agreement and on time.

  • Tenants must pay for damage caused by them or their guests

  • Tenants must abide by the terms of the tenancy agreement

  • Tenants must use the premise for residential purposes unless otherwise agreed.

  • Tenants must not use the premises for any illegal purpose.

  • Tenants use of the property must conform with the landlord’s insurance policies.


Lessors Responsibilities
 

  • Provide tenants with reasonable peace, comfort and privacy in the premises.

  • Make sure the premises are clean and fit to live in at the start of the tenancy.

  • Ensure the premises are reasonable secure and provide tenants with a key for each lock.

  • Cover the costs of preparing the tenancy agreement.

  • Pay all charges, levies, premiums, rates and taxes payable for the premises.

  • Ensure compliance with laws regarding health or safety of persons using or entering the premises

  • Maintain the premises and inclusions in good repair.


Routine Inspections

  • Inspections are carried out on all rental properties every three months

from the commencement of the lease term (4 times a year).
 

  • A detailed report is sent to the owner outlining the general condition of the property and the manner in which the tenant is maintaining the property.

  • Where possible colour photos are also attached to the report to help show the condition of the property.
     

  • Discussion with the tenant of any areas which require attention or improvement.

  • Recommendations of maintenance required by the owner.
     


Repair & Maintenance Procedure

To ensure you receive the maximum return on your investment, it is essential that repairs and maintenance be completed as cost effectively as possible, and to your instructions. So whether you provide us with a limit of expenditure on your behalf, or you wish to be contacted before any maintenance is ordered, we will follow your instruction as detailed in our management agreement.

Each contractor employed by Zeal RPM is required to complete a Real Estate Institute Contractor Appointment Form. This agreement ensures that the contractor is licensed in his field of operation, carries the required insurance cover, and agrees to make good any defect or omissions from authorised work.

Should you have selected contractors of your own that you wish to use, we can accommodate this requirement, provided the contractor is able to provide us with the necessary documentation to complete the contractor Appointment Form.


Rental Statements

Your statements will be prepared at the end of each month. We have the ability to email or mail your statement depending on your instructions. For added ease, ZEAL RPM clients also have access to our portal which enables 24 hour access to your rental statements, maintenance and routine inspection reports.
 


Building and Landlord Insurance
 

ZEAL RPM are not sub agents for any insurance company but will provide introductions to a competitive list of quality insurers. Some insurance covers are required by law, others are recommended.

Landlord Protection Insurance can cover the following items –
Loss of rent
Contents – including malicious damage or theft by the tenants
Building extras
Legal Liability

A copy of all insurances on the property will need to be supplied to our office for our records.
